Project & Maintenance In-Charge

Key Responsibilities:

• Manage and supervise interior fit-out works for jewelry showrooms boutiques kiosks offices and related facilities.
• Oversee project execution covering architectural civil MEP finishing renovation and refurbishment works.
• Coordinate with consultants contractors subcontractors suppliers and internal stakeholders to ensure smooth project delivery.
• Review project drawings specifications method statements and technical submissions.
• Monitor project schedules milestones and progress to ensure timely completion.
• Conduct site inspections and ensure work quality throughout project execution.
• Manage project handover snagging de-snagging close-out activities and final acceptance.
• Prepare and submit project progress reports and completion reports.

Facility Management & Maintenance

• Oversee preventive and corrective maintenance activities for offices showrooms residential and commercial properties.
• Manage hard facility services including HVAC electrical plumbing fire alarm fire-fighting carpentry and general building maintenance systems.
• Coordinate facility management service providers and maintenance contractors.
• Respond promptly to maintenance requests and emergency repair requirements.
• Develop and implement preventive maintenance programs to minimize operational disruptions.
• Ensure facilities remain safe functional and operational at all times.
• Prepare maintenance performance reports and facility condition assessments.

Construction & Site Supervision

• Supervise residential and commercial construction renovation masonry and finishing works.
• Ensure compliance with approved drawings specifications quality standards and safety regulations.
• Monitor contractor performance productivity and workmanship quality.
• Verify completed works prior to certification and payment approvals.
• Ensure proper execution of architectural structural civil and MEP activities.

Cost Estimation & Quantity Surveying

• Prepare quantity take-offs material take-offs cost estimates and BOQs.
• Review contractor quotations technical proposals and vendor submissions.
• Conduct cost comparisons and provide recommendations for management approval.
• Support project budgeting expenditure monitoring and cost control initiatives.
• Verify contractor billing and project valuations based on actual site progress.

Technical Documentation & Compliance

• Prepare and review method statements technical evaluations permit applications compliance documentation and QA/QC records.
• Ensure compliance with company standards local regulations safety requirements and approved specifications.
• Maintain complete project and maintenance records for audits and future reference.
• Monitor inspection testing commissioning and handover documentation processes.

Reporting & Stakeholder Coordination

• Prepare daily reports project progress reports maintenance reports facility performance reports and project close-out reports.
• Coordinate effectively with management end users contractors consultants and suppliers.
• Provide regular updates on project status maintenance activities risks challenges and recommendations.

Requirements

Qualifications

• Bachelor’s Degree or Diploma in Civil Engineering Architecture Construction Management or a related discipline.

Experience

• Minimum 5–8 years of relevant experience in project execution interior fit-out construction facility management and maintenance operations.
• Experience in retail commercial residential and luxury showroom fit-out projects is highly preferred.

Technical Skills

• Strong knowledge of MEP systems construction methodologies facility maintenance and project management practices.
• Proficiency in quantity surveying BOQ preparation cost estimation and project budgeting.
• Familiarity with QA/QC procedures safety standards and building regulations.
• Proficient in Microsoft Office applications and AutoCAD.
• Knowledge of project scheduling software is an advantage.
