JOB DESCRIPTION Job Title Sr Project Manager Building Division TBD Job Holder Name Reports to Business Unit Head JOB PURPOSE This position holds the overall responsibility as clients representative Several projects for project delivery from conceptualization to close out phase ensuring adherence to project budget and project schedule This position ensures the alignment with the business objectives of the company and provides the required leadership for the team Sr No MAIN RESPONSIBILITIES ACTIVITIES OF THE JOB KPI S Strategic 1 Establishes and approves policies procedures and processes for the clients representative team and sets standards and benchmarks Zero deviation from standards 2 Formulates and implements effective market competitive methodologies related to project management site engineering and technical support 100 compliance 3 Oversees the project development budget by consultant forecast projection schedule and quality standards 100 compliance Operational 4 Supervises the design development and works closely with design lead and design consultant s 100 compliance 5 Oversees the development of detailed project plans and works closely with the supervision consultant team lead during the early stages of the project and ensures the formulation of appropriate contractual clauses to protect the interest of the company 100 compliance 6 Ensure that signed contracts are communicated to all relevant parties to provide contract visibility and awareness interpretation to support implementation 100 compliance 7 Review and recommend certification of payments in a consistency with the contract terms Timely and accurate submission 8 Assist in vendor evaluation discussions to award contracts based on timelines quality of operations materials and overall budget Zero deviation from standards 9 Supervises project development from pretender to posttender stage to achieve operational efficiencies and quality during every stage of the project 100 compliance 10 Sets AFP s expectations with consultants contractors and the client s representative team Timely completion with accuracy 11 Supervises the progress of the projects and holds meetings to understand risks and change requests 100 compliance 12 Reports the top management about the overall progress of the project at regular intervals Timely and accurate submission 13 Oversees the transition of properties to the Engineering Maintenance and Property Manager Operator during project handover 100 compliance 14 Ensure fitout works for various properties are executed as per the plan 100 compliance Financial Technical 15 Oversees and reviews project budgets for project financing implementation of programs purchasing and contracting 100 compliance 16 Reviews and approves financial terms in contract documents prior to the tendering process Timely and accurate submission 17 Monitors Projects budget utilization and approves procurement requests Zero deviation from standards People 18 Drives meritocracy and ensures unit members are appropriately selected developed utilized appraised motivated and rewarded Zero deviation from standards 19 Assists in the adoption of progressive HR systems and policies across the department Zero deviation from standards WORKING ENVIRONMENT Working Environment Office Site Contacts Internal All internal teams External Clients Suppliers Consultants Subcontractor team JOB PERSON SPECIFICATIONS Qualifications Postgraduation related to construction project management Rich project management experience spanning 15 years in handling buildings and construction projects Minimum 5 years of relevant Construction experience in the GCC market Experience in handling large projects simultaneously with handson expertise in commercial and contractual terms Should have a deep understanding of precontracting activities like RFIs RFPs Working knowledge of real estate development and construction laws and regulations Experience in working with Government officials design consultants and contractors in Doha GCC would be an advantage Excellent written and verbal communications skills including high proficiency in English Arabic Execution experience of at least one project in segments such as Residential and commercial covering the entire range of activities including Civil Architecture Fitout Electrical Mechanical Firefighting and Landscaping
